EMD Funding Structure
Funding provided through our trusted network of partners
For clients seeking funding assistance for Earnest Money Deposits, we offer a tiered fee structure based on the required EMD amount. This approach ensures transparent and scalable costs tailored to each transaction.
$0 – $5,000: $3,000 fee
$5,001 – $15,000: $6,000 fee
$15,001 – $25,000: $12,000 fee
$25,001 – $50,000: $20,000 fee
$50,001 – $75,000: $30,000 fee
$75,001 – $100,000: $50,000 fee
Note:
A non-refundable 5% upfront deposit (minimum $250) is required and will be credited toward the total fees upon deal completion. Fees may double if the EMD remains in holding for more than 30 days.
Transactional Funding Rates

For clients requiring short-term transactional funding, we offer competitive rates designed for flexibility, tailored to each transaction’s timeframe and structure.
1.5% fee for a 24-hour transactional loan (minimum return of $2,000) 0.2% daily fee for each additional day in escrow
3.0% fee for transactions involving two title companies (double closing transactions)
